What does void property clearance cost?

A void that is not cleared is a void that is not relet, so clearance is usually bought against a turnaround clock rather than against a price list. What actually sets the quote is volume, access, whether the property is a hoarding case, what has to be handled separately and how fast you need it done. Two things are non-negotiable whoever you use: the firm must be a registered waste carrier, and you must get the transfer documentation back. The form puts your property in front of contractors who work that way.

There is no honest published price for clearing a void, because two identical two-bedroom flats can differ by a factor of several depending on what is inside them and how it gets out. What can be published is the list that contractors actually price against. Each row gives the factor, why it changes the quote, and the specific thing to ask for so that competing quotes describe the same job.

Does a void clearance firm have to be a registered waste carrier?

Yes. gov.uk states that a business must register if it transports waste, buys, sells or disposes of waste, or arranges for someone else to do so, and that an unlimited fine is possible for not registering. Ask for the registration number, which starts with 'CB', and check it on the public register of waste carriers, brokers and dealers before you appoint anyone.

What paperwork proves the waste was disposed of properly?

A waste transfer note for each load leaving the property, or a document containing the same information such as an invoice, completed and signed by both parties, with a paper or electronic copy kept for 2 years and produced to an enforcement officer on request. Where you clear voids continuously with the same contractor, a season ticket and a schedule of transfers can cover repeat loads for up to a year.

What is excluded from a void clearance quote?

Typically sharps and medical waste, chemicals, fuels and gas bottles, some electrical items, carpets and fixed flooring, garden and garage contents, and anything suspected of containing asbestos. Exclusions vary by contractor, so ask for the list in writing and ask what happens if an excluded item is found on the day.

What happens if asbestos is found during a clearance?

The job stops in that area until the material has been assessed by someone competent. HSE tells dutyholders to presume materials contain asbestos unless there is strong evidence that they do not, and asbestos work is separately regulated under the Control of Asbestos Regulations 2012. A clearance contractor offering to remove suspected asbestos with the general load is the wrong contractor.
